### Officer's Report

The site represents part of the residential curtilage of Carerra, formerly Cranage - a dwelling situated to the north of Sir George's Bridge. Proposed is the use of this part of the site for the storage of commercial vehicles which are offered for sale at the premises of the applicant who runs the 4 Wheel Drive hire facility which was up until recently located at the rear of the Memorial Hall in Union Mills.

The applicant has approval for a new facility located in the Business Park alongside Cooil Road in Braddan. This facility appears to be almost complete. The sales facility which was approved together with the vehicle hire premises is being offered for rent by the applicant.

The storage of vehicles at this site present two problems. Firstly the vehicles, being largely white can be seen albeit briefly as one goes downhill from Abbeylands crossroads towards East Baldwin. Secondly, the access from Sir George's Bridge to the site is steep, narrow and angled such that the additional vehicle use is not suitable. Also the vehicles pass by another private residential property the owner of which has objected (although he may have sold the property since the letter was written).

### R 1.

The site is located in a rural area where development including commercial usage is not generally encouraged. The use of the site for the parking of a relatively large number of vehicles would be contrary to the designation of the site as Open Space and from the limited places where the vehicles could be seen, the sight of the vehicles is out of keeping with the rural area.

### R 2.

The access to the site from Sir George's Bridge and the road network serving the area in general is not suitable for the additional traffic which would be generated by the use of the site as proposed. In addition, the access to the site from Sir George's Bridge is narrow and passes another private residential property whose amenities and access would be adversely affected by the use of the site as proposed.

As the use has commenced and permission denied, the vehicles must be removed from the site and the site used only as part of the residential curtilage of "Carrera" within one month of the date of this notice as it becomes final.
