## Reasons For Refusal

Application Ref No: 03/01830/B

1. The site is within a Conservation Area, and the existing painted timber slidingsash windows contribute positively to the appearance and character of this Area; the installation of PVC-framed casement windows as proposed would be out of keeping with the original architecture, and would not preserve or enhance the appearance of the area.

NOTE The applicant is advised to consult the Department's Conservation Officer to discuss the availability of grant assistance towards the cost of refurbishment or, if necessary, appropriate replacement.

NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
