## Reasons For Refusal

Application Ref No: 03/00405/PART

1. The site is within a proposed Conservation Area, and the building is part of a terrace of architectural interest; in these circumstances, any further replacement windows in the front of the terrace should be timber-framed sliding sashes to match the original windows; the proposed windows would not comply with these criteria and would not preserve or enhance the character of the area.

NOTE It is recommended that the applicant should consult with the Department's Conservation Officer to discuss the availability of grant assistance towards the cost of acceptable works.

NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
