[Table omitted in markdown export] ## Planning report and recommendation ### General Report **Site visited: no** The site represents the residential curtilage of an existing semi-detached house situated in the cul-de-sac of Larch Hill Grove. The house is in the middle of the cul-de-sac and has an attached garage to the side of the house. Proposed is the creation of a second floor above the existing pitched roofed garage. This extension will accommodate an additional bedroom with en-suite bathroom facilities. Other properties in the cul-de-sac have already been the subject of similar extensions – no1 (PA 02/0539) and no 17 (PA 02/1300). The proposal does not result in the extension of the footprint and the side of the property will still be 2 metres from the boundary. The extension will increase the height of the gable by 2.8m and is stepped below the main ridge.
