## Reasons For Refusal

Application Ref No: 03/01120/A

1. The conversion of the basement and ground floor of the property into six residential units would result in the creation of inadequate living accommodation contrary to the provisions of Planning Circular 2/88 - The Conversion of Buildings into Flats.

NOTE Without prejudice to any subsequent planning application and subject to the provisions of Planning Circular 2/88 the conversion of the basement and ground floor into three residential units may be acceptable.

NOTE Prior to the submission of any subsequent planning application the applicant is advised to discuss the proposal with the Fire Safety Department as any approval will be subject to the Fire Precautions (Flats) Regulations 1996.

NOTE Prior to the submission of any subsequent planning application the applicant is advised to consult with the Housing Inspectorate with regard to compliance with the Housing (Flats) Regulations.

NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
