## Planning Report ### Pa 03/1204 Site visit? Yes Reason for delay - DoT has objected to PA 03/1205 - Agent originally want applications considered together but now wants to pursue this one whilst negotiations continue on PA 03 / 1205. ### The Site Middle Kerrowglass Farm which is to the east of the A4 Coast Road between Peel and Kirk Michael. The site consists of a traditional cottage and substantial stone outbuildings. ### The Proposal Alterations to the cottage to include an extension to the rear and side to form a new porch and study and a conservatory/sun lounge on the front elevation which would extend up to the existing outbuildings. Drawing number 2627/2 shows the proposals to convert the outbuildings into tourist units (PA 03/1205) but such proposals do not form part of this application. ### The Planning History ### Views/Comments DoT (H) - No objections Michael Comms - No objections Water Auth - Note only Fire Auth - Recommend consultation ### Assessment A public footpath passes the rear of the cottage. The side and rear extensions will tidy up this area and will thus not adversely affect the character of the cottage. The conservatory will necessitate one of the upper windows being reduced in size.
