## Planning Report and Recommendations ### General Report **Site Visited** YES/NO The property is a mist-renaxed property located on the eastern side of Ncena Ashure. Proposed is the replacement of the existing timber-framed sliding sashes with top-hung archived opening casements framed in plastic. The two terraces comprise 29 properties of which 5 have their original sliding sashes. The remainder are mostly plastic framed casements (1) and timber framed casements (5). Permission has been granted very recently for the replacement of timber sliding sashes at no 26 and aluminum casements at no 16 will have had half casements (PAs 03/07/06 and 03/07/07 respectively). The present policy - Circular 1193 would ask fully whether the existing property has retained its original character. The property has been dashed although its original mouldings still appear to be in place. The surrounding properties have had modern window. ### Summary of objections/views OPC - OC SS DOF - OC ### Recommendations Replacements It could be signed therefore that the property has not returned its original character in detail - nor has the terrace and for the more that its character would not be further damaged by the installation of plastic-framed casement windows. The emerging policy (PPS 1104) would ask whether the predominant characteristics of the property and the area focus heavily on the windows and if not, general appearance is more important than insisting on replicating the inner details.
