I whilst the Committee has no objection to the appearance or format the extension per se, the conversion of the existing garage to living accommodation would result in a loss of or policy space behind the building, in contrary to the policies of the Onchocerai Land Plan. The proposed extension, together with the converted garage would be longer than its Nachbar and as such the Planning Committee is not persuaded that the additional living accommodation produced from the conversion of the existing garage is warranted in this case.

Note: This refusal is without prejudice to a further proposal for an extension which either retains the existing garage or provides an approved garage within the next extension.
