## Reasons For Refusal
Application Ref No: 03/00605/B
1. The site is within the Douglas Promenades Conservation Area, and is particularly visible when approaching from St Thomas' Church; in these circumstances, replacement windows, if necessary, should be wooden-framed sliding-sashes to match the originals; tilting PVC-framed windows as proposed would not preserve or enhance the character of the Conservation Area.
NOTE: The applicant is advised to consult with the Department's Conservation Officer to discuss the availability of grant assistance towards to cost of appropriate works.
