Approval in principle for the erection of 15 apartments with ground floor parking
11/12 Peel Road, Douglas

I wish to put forward views on the above application.

As mentioned in my previous letter (copy enclosed), we have no objection to the use of the land for apartments or offices.

The current application describes ground floor parking entered down from the rear lane. This amounts to car parking being constructed on the Peel Road level which is not ground floor as all the surrounding properties are entered via a number of steps from Peel Road to their ground floors.

This proposed parking is therefore intended to be at the same level as indicated in the previous application and would create the same problem as described in my accompanying copy letter.

We would have no objection to car parking at lane level entered from the rear lane. Yours faithfully

**Planning Application Number 02/1365/A/2 – 11/12 Peel Road, Douglas**

I would like to put forward views on the proposed planning application for the creation of 16 one bedroom apartments with on site car parking.

My wife and I are the owners of Number 13 Peel Road, which is adjacent to the site, and have no objection to the use of the land for residential or office use.

However, I would object to the creation of car parking at a level lower than the existing road level. My reasons are that to create such car parking it would be necessary to excavate the site to a level lower than that of the foundations to Number 13 Peel Road. I feel that this would lead to subsidence to our property as there is no cellar area to the right hand side of number 13 Peel Road.

I can confirm, in a professional capacity, that I was called to the construction site of the relatively new office development built on the corner of Peel Road and Hope Street, known as Analyst House, presently occupied by PKF (Isle of Man) Limited. The problem that had occurred was subsidence to the adjoining property which severely disrupted the occupants until major structural repairs were carried out.

Number 13 Peel Road has recently been leased to an insurance broker’s company and I do not wish them to be inconvenienced. I would have no objection if the car parking were to be constructed at the existing ground level which is level with the rear lane. I should be grateful if your Committee would consider my concern.
