### Planning History

PA 09/01324/B is an extant permission for 3 houses with underground parking taken off the access lane serving the neighbouring hotels. This building work commenced prior to the approval expiring with the demolition taking place and some structural work being carried out.
The arrangement of parking has caused problems legally with the sale of the proposed properties, hence the redesign to keep the houses self-contained.

### The Site.

The proposed application site is the former location of Cliff Lodge which was approved for demolition in 2009. The site is bordered on the rear elevation (West) by a steep cliff face, to the south by a service lane and 5 storey hotel and the north by a row of two storey town houses which are elevated by approximately 3 m from the height of the road. The site is conveniently situated within walking distance of the Town Centre and immediately off Queens Promenade.
There are shopping facilities within a short distance together with restaurants, bars and public amenity space.
The site is identified in the upcoming Eastern Plan as suitable for Residential Development.

The proposed layout consists of 3 self-contained houses with car parking provided to each dwelling.

The design is very similar to the previous approval with the heights being the same and the general appearance above ground floor being very similar with terraces provided at roof level for each dwelling.

Two of the houses have a garage parking space of minimum  with room for bikes to the rear of the garage and accessed directly from Switzerland Road.
