I refer to the appeal in respect of the above planning application.

In pursuance of his powers under the above Act and Order, the Hon R A Ronan MHK, following consideration of the report by the appointed person, does hereby in the name of and on behalf of the Department of Infrastructure, does hereby APPROVE planning application 14/01282/B by Mr Philip Martin Joynes for Erection of a two storey residential extension and additional storey tea room above existing restaurant at Beachcomber, Shore Road, Port Erin, IM9 6HL, subject to the following conditions:

1. The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.

Reason: To comply with Article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.

2. No development shall commence until details of the colour and texture of the render on the whole building have been submitted to and approved in writing by the Department. The development shall be carried out in accordance with the approved details.

Reason: In the interests of the character and appearance of the site and the surrounding area.

Note: This approval relates to Drwg Nos 1 and 2, and a General Arrangement drawing, all date-stamped 10 November 2014.
