## The Town And Country Planning Act 1999

### THE TOWN AND COUNTRY PLANNING (DEVELOPMENT PROCEDURE) (No2) ORDER 2013

In pursuance of his powers under the above Act and Order, the Minister for the Department of the Environment, Food and Agriculture, the Hon R A Ronan MHK does hereby in the name of and on behalf of the Department **APPROVE** planning application **14/01099/B** by MOP Holdings Ltd for Alterations and erection of a two storey roof extension to office building - Exchange House, 54 - 62 Athol Street, Douglas, Isle of Man, IM1 1JD, subject to the following conditions:-

1. The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.

**Reason:** To comply with Article 14 of the Town and Country (Development Procedure) (No 2) Order 2013, and to avoid the accumulation of unimplemented planning approvals.

2. The development hereby approved shall not be occupied until the means of access for pedestrians and/or cyclists has been constructed in accordance with the approved plan, and shall thereafter be retained for access purposes only.

**Reason:** In the interests of highway safety.

3. The development hereby approved shall not be occupied until the secure and covered bicycle store and/or motorcycle parking bay(s) have been provided in accordance with the approved plans. The secure and covered bicycle store and/or motorcycle parking bays shall be retained at all times thereafter.

**Reason:** To promote sustainable travel in the interests of reducing pollution and congestion.

4. The development hereby approved shall not be occupied until the front of the existing building has been rendered in accordance with the scheme approved by PA 12/00732/B.

**Reason:** In the interests of the resulting appearance of the enlarged Exchange House.

5. The development hereby approved shall not be occupied until Travel Plan has been submitted and approved in writing by the Department of Environment, Food and Agriculture (Planning and Building Control Directorate). The Travel Plan shall set out proposals including, but not limited to, targets, the mechanism for enforcement, incentives and review, arrangements for monitoring of progress of the proposals, and a timetable for implementation. The development shall not be carried out or retained unless in accordance with the approved Travel Plan.

Reason: To promote sustainable travel in the interests of reducing pollution and congestion.

Note: This approval relates to Drawings JTM038-P-10-00, JTM038-P-10-01, JTM038-P-10-02, JTM038-P-10-03, JTM038-P-10-04, JTM038-P-10-09 all stamped 17th September 2014; JTM038-P-10-05A, JTM038-P-10-06A, JTM038-P-10-07A, JTM038-P-10-08A, all stamped 30th December 2014.
