## Reason(S) For Refusal:

1. The proposed number of units/floorspace is excessive relative to the number of parking spaces resulting in a potentially over intensive development with insufficient parking provisions contrary to the Strategic Plan.

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
