### Reason(S) For Refusal:

1. The extension above the garage would increase the impact of the building as viewed by the public and be visually detrimental to the property's appearance which is contrary to Housing Policy 16 of the Isle of Man Strategic Plan (20th June 2007).

This decision was made by the Director of Planning and Building Control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- Any appeal has been determined;

Whichever is the later.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
