#### Site

The application site is No's 58-60 Strand Street, which is a public house. The area is zoned as predominantly shopping within the Douglas Local Plan. The site is not located within a Conservation Area.

#### Proposed Development

This application is seeking permission for the installation of a replacement front fascia and entrance doors and of new lighting and retractable awning.

#### Planning Status And Relevant Policies

There have been a number of applications on the site, which are considered to be relevant:

Douglas Corporation do not oppose the application

The Highways Division of the Department of Infrastructure do not oppose the application.

### Assessment

The application site is located in the central shopping area of Douglas. The site is not located within a Conservation Area. The proposed alterations will overall reduce the amount of advertisements on the building and will give the front a more modern appearance. The proposed works will not adversely affect the visual amenities of the area.

The Highways Division did not object to the application; however, they commented that the awning should provide a 2.3m clearance above the footway. The plans have been amended to comply with this requirement.

### Recommendation

It is recommended that planning permission be granted subject to conditions.

### Party Status

The local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

The Highways Division is part of the Department of Infrastructure of which the planning authority is part of. As such, the Highways Division cannot be afforded party status in this instance.
