In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Infrastructure does hereby REFUSE the following application made on behalf of:

which was considered on 13th January 2011, for the reasons set out below.

## Reason(S) For Refusal:

1. The dwelling, by virtue of its size, but particularly its massing and design, would represent over-development of the site with an over-bearing impact on the roadway in front of the site, the footpath alongside to the north and the streetscene more generally. In addition, the design of the proposed dwelling is considered to be so different - in respect of its shape, mass, expanse of glazing and style - from the buildings otherwise in the streetscene, that it would be out of place and detrimental to the setting of the Old Sail Loft, which is a Registered Building, and thus contrary to the provisions of General Policy 2b and the first part of Environment Policy 42 of the Strategic Plan.

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
