### Officer's Report

#### The Application Site And Proposed Development

The application site comprises the residential curtilage of a detached property, known as Loughen E Yeigh Farm, which is located on the northern side of Sulby River to the west of Garey Ford in Lezayre.

The proposed development comprises of the installation of roof lights and the erection of chimney stack.

#### Planning History

Whilst the application site has been the subject of a number of previous planning applications it is considered that none of these are specifically material to the assessment of this current planning application.

#### Representations

Lezayre Parish Commissioners recommend approval of the planning application.

The Department of Transport Highways Division do not oppose the planning application.

#### Planning Policy

The application site is within an area recognised as being an area of ‘white land’ not zoned for development, under the Isle of Man Development Plan Order 1982.

In terms of strategic plan policy, although the Isle of Man Strategic Plan contains policies identifying general planning considerations that are applicable to the assessment of a planning application it is considered that

there are no specific policies within the plan that are material to the assessment of this current planning application.

## ASSESSMENT

The proposed development is considered to be relatively modest that has minimal impact on the area. It is therefore concluded to be unobjectionable and it is recommended that the planning application be approved.

## PARTY STATUS

It is considered that the following parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status:

Lezayre Parish Commissioners; and The Department of Transport Highways Division.
