### Officer's Report

#### Site

The dwelling 42 Greenlands Avenue, Ramsey, is part of a pair of semi-detached dormer bungalow which are located on the western side of Greenlands Avenue on a corner plot.

The boundary treatment of the site which runs adjacent with Greenlands Avenue consists of a 2 metre high timber fence.

#### Land Use Zoning

The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.

#### Proposal

The application proposes the erection of a two storey extension to side elevation. The extension would have a side projection form the existing gable end wall of 4 metres, which would leave a 0.7

metre gap to the side boundary. The proposal will have a length of 7.9 metres which leaves a 0.3 metre setback from the existing front elevation of the dwelling.

### Representations

The Ramsey Commissioners have considered the application and have no objection. Highways Division do not oppose subject to the imposition of the following conditions:- *Two off street parking spaces are provided to serve the existing and the proposed development.*

We have received no privately written representations objecting to the application.

### Assessment / recommendation

The proposed extension will not cause any adverse impacts to the detriment of residential amenity to the neighbouring properties due to its size and location. Given the position of the property, I do not consider that a terracing effect would result from the proposal. The application is therefore considered to be acceptable within the street scene and without detriment to the visual amenity of the area.

For these reasons the proposal would seem appropriate in this locations and therefore my recommendation is for an approval.

I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:

The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
