#### Site

The property 20 Broadway, Douglas, is part of a row of three storey terraced properties, which is located on the northern side of Broadway, and west of the junction with Central Promenade.

#### Land Use Zoning

The property has been zoned under the Douglas Local Plan order as being within a predominately residential area; the site is within Douglas Promenades Conservation Area.

#### Proposal

The application proposes installation of timber sliding sash windows to replace existing on front and rear elevations and covering of the rear outlet roof with fibre glass finish.

#### Representations

Douglas Corporation - No Objection

We have received no privately written representations objecting to the application.

## Assessment / recommendation

Issues to be considered with the application include:-
- (A) Impact on the Conservation Area.

### Impact on the Conservation Area

As the property is within a Conservation Area, extra consideration must be taken to ensure the proposals will be appropriate and will be in keeping with the architecture of the property and that of the Conservation Area. The timber sliding sash windows proposed will do this and therefore acceptable. The covering of the rear outlet will not be seen from the street scene and again would be acceptable.

For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: Douglas Corporation
