## Reasons For Refusal

Application Ref No: 03/01912/B

1. The proposed apartment block, by reason of its height, scale and massing would impact adversely on the street scene in general and adjacent properties in relation to which the building would appear overly dominant.
2. The proposed apartments to the lower ground level would result in poor levels of residential amenity for future occupiers by reason of a poor outlook and proximity to the parking area.

NOTE This decision is without prejudice to the submission of a further application which proposes a building reduced in scale and massing and does not include residential accommodation to the lower ground level.

NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
