## Reasons For Refusal

### Application Ref No: 03/01191/PART

1. The installation of plastic-framed casement windows would neither replicate the original style of window within the property as is required by the Planning Circular $1 / 98$ nor enhance the appearance and/or character of the property as is required under the Town and Country Planning Act 1991.
2. The new door would be out of keeping with the traditional style and character of the property and would as such detract from the appearance of the Conservation Area.

NOTE The original windows are likely to have been sliding sashes - and indeed the replacement windows which have been installed in the adjoining property as well as those which are proposed here attempt to emulate the sliding sashes, subdividing each light into two equal parts one on top of the other. The adjoining property has had casement windows approved (PA99/1018) : these were accepted on the basis that the scheme improved the overall appearance of the cottage, particularly in respect of the bay.

NOTE This refusal is without prejudice to a further proposal for sliding sash windows and an appropriate style of door all of which may be grant-assisted by the Department.

NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
