Planning Report and Recommendations General Report Site Visited YES/NO 1. The site is defined as part of the land in front of "Highton", adjoining Ballanard Road. 2. There is, under ref. 01/2112, an approval for a large house on a site very similarly defined to this one. 3. Now proposed, in principle, is the erection of 2 dwellings. An indicative layout plan is included. Access would be via the private drive serving "Plot 1". 4. The land-use zoning is LDHP. The 2 plots here indicated would be 0.63 acres and 0.5 acres. Signed Date 5.8.03 Summary of objections/views HA and LA - no objections WA - standard comment Owners of Highton - objections (LDHP, traffic, trees etc.) Recommendations Approve/Refuse The site areas would be < the one-acre recommended by P.C. 8/89, and the building on "Plot 2a" may come closer to the trees than that already approved. However, the visual impact would not necessarily be greater, and the land use would be arguably better. On balance, I judge that this proposal would not result in the parkland setting required.
