We have now created a group of businesses that add real value to our local economy through professional support services, employment and investment. However, without the essential increased space of new offices, we cannot realise our growth potential and further development. The Tromode unit is perfect for us and requires only minimal cosmetic changes to make it a functional office and base for our expansion and we would respectfully ask for your support in our application for change of use of the premises.

## 2010 our year of opportunity

- Gough Advocates: Complete brand review and redesign. All marketing materials and new website.
- NatWest Island Games 2009: Managed all the marketing and promotion for this major biannual event for the primary sponsor, NatWest. This included international support advertising, all signage used at Aland, liaising with international radio stations and TV coverage.
- Manx Telecom: Redesigned core communication material and devised and managed major promotional campaigns.
- Worked with ISD to launch the Government's new DigiTV service to the island. Despite minimal budget, this was the 2nd most successful launch of the service anywhere in the UK.

### client highlights:

- Isle of Man Creamery: Managed a comprehensive brand review session and subsequently developed a business development, communication and marketing strategy. The Isle of Man Creamery has had one of its best years ever in every respect.
- Isle of Man Post Office: Developed and managed a complete rebrand including the refitting of Regent Street and all marketing communications.
- Manx Gas: Full brand review and new strategy of customer re-engagement due to launch Oct 09.
- Won a pitch to design and print the FSC Annual Report
- Managed DTI e-gamings advertising campaign for 2009 plus highly commended exhibition stand design.
- Secured the contract to print all Royal London 360's marketing material - we had to compete against their own UK suppliers to keep this on island.
- Mannin Media: Designed and built the new Money Media website and redesigned the Money Media magazine.
- Secured the Continent 8 contract to review all their marketing materials and website against competition for the UK and Canada.
- Manx Radio: Produced a full brand review for Manx Radio and developed and presented a new business development strategic plan. We are now in the process of implementing this.

own business, researching the market, produce a marketing strategy, design a logo, advert and website. When they have finished, we put all their work in a document and print it out for them. This has been met with universal praise from the candidates, their teachers and their parents.
We have also helped local organisations. The new Women In Business asked for design support which we willingly offered free of charge to help them promote this exciting new venture. We have also supported the CIM (Chartered Institute of Marketing) with sponsorship of two major events to bring speakers to the Island who can only serve to help increase our collective knowledge.

We are responsible for a substantial amount of advertising and marketing used by our clients to promote their businesses to an international audience. At every opportunity, we look to include core elements of the Island / Island life that help to give our clients a unique point of difference in their markets. We fully understand the importance of proactively promoting the Island as this helps to encourage new business to locate and develop here and subsequently helps to secure all our futures.

With over 175 local businesses using us, our local impact has been substantial.

Our unique way of working with our clients helps them to develop their business potential irrespective of the clients' size we take the time to understand their markets, products, threats and opportunities.

We have been responsible for retaining clients business locally also. RBS International would use a UK or Channel Island marketing company, if we did not look after them, losing the Island over half a million pounds in revenue - much of it spent locally.

We also secured the Royal London 360 and Continent8 accounts against overseas competition. Locally, we are always willing to help in any way we can - we love our Island, it has given us this chance to run and manage our own business and we want to repay that.

This year, we have become a Work Experience Quality Provider and despite our current lack of space, have managed to take 6 placements. Unlike others, we never ask our work placements to make coffee - we have devised a structured and fun way for them to learn everything about our business in the course of a week. All our work is subjected to our own critical analysis which exhaustively challenges the feasibility of our ideas and marketing campaign plans. We always start at the end, our client's goals and objectives. From there, we work backwards through market demographics, company structure, product understanding, service profile and social influences to build up a comprehensive picture of the influences surrounding the clients objectives.

Our systems and environmental impact are all managed through our ISO 9001/2008 and ISO14001 accreditations and annually audited.

Home Strategic are generally regarded as the premier marketing and design agency on the Island (runner up in the Isle of Man Awards for Excellence 2008 and 2009 in the best small business category) with core specialties and market differentiators including strategic marketing, business development, brand development, creative design, media buying, print management, eco-print, market research, pr, e-marketing and a successful office furniture design, purchase and fitting service among others.

### who we are

Home Strategic is the trading name of Kinetic Creative 2 Limited, a Manx limited marketing and design company established in December 2006.
Starting with just one client (RBS International including NatWest and Isle of Man Bank) and four employees, we have grown to 18 employees, over 175 clients on the Isle of Man and UK and a turnover nearing $£ 2.5 \mathrm{M}$, despite the recent economic troubles.
In the past 6 months, we have launched 2 new businesses which would also run from the new premises, they are:

ISO IOM Ltd - the first Manx ISO management and accreditation company providing local businesses the expertise to implement ISO standards including 9001, 140001 and 27001. It is also accredited to do BS16001, building energy management.
Home PR and Web - a sister company to Home Strategic providing PR and web services to local and international clients.

## local impact?

Unlike the existing car showroom, we do not deal with the general public so traffic would actually be heavily decreased to the site. We deal only with local and international businesses. We do hold client meetings but this would rarely be more than one client a day maximum. Also, the nature of our industry means we need to present a highly professional look and would thus ensure the premises are well maintained inside and out. Our working hours are 9am to 5.30 pm Monday to Friday with many staff starting pre 8am and finishing post 6.30 pm . There is sufficient existing parking to accommodate our needs.

## introduction

Due to substantial growth and new ancillary businesses, we are in desperate need of more space to continue our expansion and our ability to service our clients requirements. During a conversation with one of our clients, Barry Curran Motors, we learned that they were looking to move to one Douglas site, leaving their Tromode Industrial Estate address. This site is perfect for our growth plans and whilst it has the appearance of a typical office unit, it has been used as retail car dealership and thus requires planning consent for change of use from retail to office accommodation.

The present occupier parks up to a maximum number of 10 cars on the allocated spaces to the side of the building and up to 6 at the front of the building. In addition, there is an agreement in place with the adjacent tenants that the spaces marked in blue are also available for use in the majority of the time as they are rarely used.
