## Planning Report and Recommendations ### General Report Site Visited ☑YES / ☐NO The application is for the erection of a dwelling to replace an existing barn to create tourist accommodation. The site is located within an existing group of farm buildings, between a house and an agricultural shed. A site visit has revealed that the barn alleged to be existing appears to have been demolished. The site has relevant planning history, planning permission was granted for the erection of a garage block with storage above through 01/490 and is extant until 9/8/05. A subsequent application, 01/1860, for the erection of a garage block with first floor living accommodation was refused on the grounds of insufficient need and the decision upheld at appeal. Fundamentally, the proposal is contrary to established planning policies given that it represents new build tourist accommodation within the countryside.
