The application site comprises of a plot formed from the sub-division of the garden of an existing property, known as "Hebron". The sub-division allows for the creation of a suitable sized building plot and the retention of a suitable sized garden for the existing dwelling. The plot is accessed by the continuation of an existing, unadapted access road. The design of the dwelling is acceptable within the location. Approval in principle for the creation of a dwelling was granted through 01/1803. The proposal is acceptable. Signed A.
