In this instance of the submitted documents and after consultation with the arboricultural officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 3 of application 25/90482/B, under the understanding that the development shall not be carried out unless in accordance with the approved details. ## Plans/Drawings/Information; This approval relates to the documents, cover letter, illustrations and drawing no. 25-11001, which have all been received on 15th October 2025.

## Officer’s Report

1.0 Description - 1.1 The proposed application (25/90686/B) Siting of mobile sauna APPROVED on 5th September 2025 and subjects to 3 conditions. One condition required submission of additional information prior to the commencement of works. - 1.2 This report is specific to Conditions (2) which the applicants are seeking to satisfy. - 1.3 Specific wording of the condition as follows:

No development shall take place until details of the hard landscaping works including fencing or any other works. The hard landscaping scheme shall be completed in full accordance with the approved details within three months of the mobile sauna operating from the site.

Reason: To ensure the provision of an appropriate landscape setting of the site which is within a Conservation Area.

2.0 Proposal - 2.1 The applicant's agent has submitted a statement dealing the height of the fence as well as examples and location of the fence to be used along with an application form on the 15.10.2025.

3.0 Consultation - 3.1 No consultation was sent for this application.

4.0 Recommendation - 4.1 In this instance of the submitted documents, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 2 of application 25/90686/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
