a. For the applicant, these must specify in detail and by reference to material planning considerations the reasons why they disagree with the determination. Further to, I forward you the email from Charlotte sent & received on Sunday 30 November 2025 (below) Please contact Dave on 424177 for payment of the application fee.

Please accept this email as our request to appeal the decision, for the following reasons :

STATEMENT :

- 1 The applicant's wife's disabilities mean that the ground floor of the house has to be increased, in order to be made suitable for wheelchair accessibility throughout the ground floor of the dwelling - currently under construction.
- 2 The design of the house with a shallow pitch roof means it is less intrusive in the landscape and visibility from a wider area. Knockfroy Lane is a minor road in effect a cul-de sac which does not lead to any public right of way, so the impact as seen from the west side is minimal. Furthermore, we would respectfully argue that any visual impact has already been made by the approved dwelling - as now proposed & refused, the overall dwelling height is not increased - the requested amendments are in line with the spirit of the approval & the floor area expansion applied for is minimal.
- 3 Local to the application site, there are several examples of non traditional designed / non compliant house in terms of Circular 3/91 - houses which been given consent in the area (countryside) which also represent increases in floor exceeding 50%. Trusting all to be in order. Best regards
