Appeal Submission from Garff District Commissioners Application Number: PA 25/90119/B AP25/0011 Appeal against refusal for erection of replacement dwelling. Thie Dhorlish, Rhenab road, Cornaa, Maughold IM7 1EL

In their response at the application stage the Commissioners recorded no objection to the proposals.

Members note the detailed and accurate analysis presented by the Planning Authority regarding the status of the site as set out in the reasons for refusal. Whilst they respect the logic of this, the Board wishes to reiterate the content of their initial statement of May 7th 2025 which reads:

###### There were no objections to these proposals. Members felt that the design and scope of the proposed dwelling were relatively in-keeping with the previous cottage and would not be inappropriate in thislocation.

It is the view of the Commission that the dwelling would present similar characteristics to the original dilapidated cottage and would therefore have minimal impact on the character of the area. As a consequence, the Commissioners do not object to the proposals.

One concern of the Commissioners is that in future years their may be a change in approach in regard to the status of the site; in that circumstance, they are concerned that any design that came forward at that time may not as adequately reflect the character of this sensitive location - which overlooks one of the Island’s premier Glens.

The Commissioners thank the Planning Inspector for considering their views in regard to this matter.
