1. This report is based upon written representations and a site visit carried out on 6 October 2008. The report contains a site description, a statement from the applicant Department and the comments of the Maughold Parish Commissioners. The report concludes with my assessment and recommendation.

### Site Description

2. The property consists of a residential curtilage containing a single storey detached dwelling; it is located on the eastern side of the A15 road, southwest of the Maughold Parish Church.

### The Application

3. It is proposed to replace windows and doors at the property; at the present time they are a mixture of timber and UPVC. The new windows and doors would all be in UPVC and of the same style as the existing windows and doors.

### Statement of Director of Planning and Building Control

4. The material points are:

- The site is within an area zoned as "white land" under the 1982 Development Plan Order; it is within a conservation area and an area zoned as High Landscape Value or Coastal Value and Scenic Significance.
- There are no previous planning applications on the site.
- The proposal would improve the appearance of the existing property and the conservation area as a whole; the design of the windows would be appropriate for this 1970s bungalow as the replacements would match those that exist.
- Recommend approval subject to two conditions.

5. No objections.

### Assessment

6. As the proposed replacement windows and doors would be in a similar style to the existing windows and doors, I can see little wrong with the proposal. Although planning policy does seek to renew such structures with timber, as the property already contains UPVC windows, I have concluded that the proposed scheme should be permitted.

### Recommendation

7. That planning permission be granted subject to the two conditions suggested by the Director of Planning and Building Control.
