#### RE: PA 23/10134/AIR - Information in relation to condition 7 PA 22/00682/REM - Roost Assesment at former Howstrake Holiday Camp site, King Edward Road, Onchan

The Ecosystem Policy Team can confirm that Ecology Vannin’s Preliminary Roost Assessment (Technical Note) dated December 2023, is all in order. Ecology Vannin found a number of potential roost features for bats but no evidence of bat use within the building and concluded that a bat box should be erected on site prior to demolition and that the demolition should proceed as soon as possible but with an additional check within 24 hours of demolition, to take into account the mobile nature of bats.

The Ecosystem Policy Team can confirm that we are content with the assessment and conclusion and would be content for the demolition to proceed in line with Ecology Vannin’s recommendations.

Additionally, we, through Planning, were appraised in August 2023 of the requirement for machinery access to the site in order to enable entry into the building for the bat assessment, which is contrary to the specific wording of condition 7. We did however, confirm in August that we were content with the timing changes and agreed that enabling work would need to take place before the bat assessment and subsequent report submission.
