The property is situated at the end of the cul-de-sac which serves a number of properties. There is open space to the rear of the properties in the form of agricultural land. ### 2.0 The Proposal 2.1 The application seeks approval for the installation of a replacement conservatory roof. The replacement roof would be constructed of lightweight aluminium roof tiles. ### 3.0 Planning History 3.1 The previous planning applications are not specific to the application site. ### 4.0 Development Plan Policies 4.1 The application site is within an area zoned as "Predominantly Residential" identified on the Peel Local Plan 1989. Given the nature of the application it is appropriate to consider General Policy 2 of the Isle of Man Strategic Plan (20th June 2007). ### 4.2 General Policy 2 Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development: b) respects the site and surroundings in terms of the siting, layout, scale, form, design and landscaping of the buildings and the spaces around them; c) does not affect adversely the character of the surrounding landscape or townscape. ### 5.0 Consultations 5.1 Peel Commissioners recommend approval ### 6.0 Assessment 6.1 The application seeks approval for the installation of a replacement conservatory roof. The main issue to consider in the assessment of the application is the impact upon the character and appearance of the property.
