Dear Sir / Madam,

Re: Minor Changes Application related to PA18.00637.GB -Bayqueen Hotel, The Promenade, Port St Mary, Isle of Man IM9 5DG.

Construction phase of the Bay Queen is coming to an end, and we are in a position to formalise the minor changes to the approved scheme that have become necessary. Attached is the Flowchart for Minor Changes Applications, overmarked with answers to show that the changes can be delt with by a Minor Changes Application.

This application is also intended to record which of the previously approved layouts, with regards to the ground floor of the southern apartment building, has been implemented. PA18/00637/GB granted approval for a total of 28 apartments in the southern apartment building. The approved ground floor layout allowed options for a large gym/spa/commercial unit as well as 3no. apartments and / or holiday accommodation. PA18/00637/GB also granted approval for an alternative smaller hospitality/commercial unit with 2no. additional apartments being provided.

The following are the proposed changes covered by this application:

1. Omission of the glazed winter garden on the ground floor southern elevation, facing the Promenade.
2. Omission of the first floor projections into the courtyard elevation, originally intended to house the resident's gym and ancillary apartment /care taker.
3. Omission of rear drop off canopy, as this is no longer required by the revised development layout, which now consists of the southern apartment block and the 3no. detached dwellings to the north
4. Changes to access Core B.
5. Courtyard road layout amended in line with approval PA24/00653/B (3no. detached houses instead of a 4 storey apartment building).
6. Moulding details to western Towers have been updated to be in line with approved PA 23/10116/AIR (Information in relation to condition 4 for PA21/00085/GB)

7. Wall cladding to top floor has been confirmed as 'gold coloured metallic cladding panels', following technical product research and specification.

We believe these changes comply with the Minor Change Application criteria, as many of those listed have already been approved by previous planning approvals, or are minor in scale.

The changes do not affect the following:-

- The massing of the building - in fact the massing is reduced.
- Highway access or parking provision
- The building footprint has reduced
- There is no alteration to the parking provision.
