Phase 2 Ballagarraghyn Minor Amendment Application Planning Statement April 2025

This minor application covers the following changes.

- 1 Plots 1, 46, 47, 48, 49, 50, 54, 62, 63 & 64 The garage front canopy of the garage omitted and gable size increased. Finishes have been amended to include some horizontal cladding.

- 2 Plots 68, 69 & 70 Front Gables omitted to allow solar panels to be ﬁtted to the south east elevation.

- 3 Plots 12, 13, 14, 15, 16, 17, 18 &19 Front canopy projection removed. Front and rear window/door positions and sizes amended

- 4 Plots 30, 31, 32, 33, 42, 43, 51, 52, 53, 55, 56, 65, 66 & 67 Porch ﬁnishes amended to use Keltstone black coursed stone e ect.

We consider that the application will be minor application as it does not a ect the following:-

- 1 There is no alterations to the footprint of the building or their positions on the development.
- 2 There is no alteration to the parking provision or driveway arrangement.
- 3 The site has commenced and is under construction.
