### The Proposal

The proposal is the construction of a rear dormer to extend the existing top floor bedroom. This

additional space is intended to make the top floor more practicable and an ensuite to avoid having to go to the ground floor toilet. The proposed dormer will have a render finish, painted to match the existing colour, a flat roof and a roof trim to have a matching blue which is present at the front and rear.

To provide minimal impact to the conservation area, it was decided that proposed dormer was not to be at the front of the property, but the rear would be more appropriate. This is because the proposed dormer would be in keeping to the existing dormers on the adjacent properties of the terrace, as 3 out of the 5 properties have rear dormers with a flat roof. In addition to this, the rear of the surrounding properties have varied styles and sizes of windows with multiple instances of a flat roof present as shown in “Image A” below.

Consultation with Planning on the 19th of March 2025 for initial enquiries. Charlotte Gatt had responded on the 20th of March 2024 to review potential planning constraints and previous planning applications on the proposed site and surrounding area.

### Previous Applications

Previous applications for 5 Stanley Mount have been the “Installation of uPVC sliding sash windows to replace existing on front elevation” (04/00658/B) and a “First floor bathroom extension over existing rear extension” (04/01213/B) to which both have been approved. Construction of the first-floor bathroom extension under PA: 04/01213/B has not taken place.

##### Summary

In summary, the proposal is the construction of a rear dormer to extend the top floor bedroom, in keeping with the existing style for the surrounding area.
