## Officer’s Report

1.0 Description - 1.1 The proposed application 20/01467/B was approved on 28.03.2022 at Committee for the erection of a building to provide exhibition space, retail, apartments and restaurant with associated parking spaces subject to 49 conditions some of which required submission of additional information prior to the commencement of works. - 1.2 This report is specific to Condition 24 which the applicants are seeking to satisfy. - 1.3 Specific wording of the condition as follows: "C24 - Materials - sample panel

No development shall take place before sample panels of all proposed materials demonstrating the colour, texture, bond and pointing of any stonework and render have been constructed on site.

The Department shall approve in writing the colour, texture, bond and pointing of the materials prior to development commencing and the development shall be carried out in accordance with the approved details. The sample panel shall be retained on site until development is completed or removal is approved in writing by the Department.

Reason: To ensure that the development is carried out to the highest standards of materials, in the interests of the appearance of the development and the visual amenities of the area."

2.0 Proposal - 2.1 The agent for the applicant has submitted a photo of the sample board on site showing the sample board for the approved materials (under condition 23). The board demonstrates the colour, texture, bond of the pre-approved cladding and render.

3.0 Recommendation - 3.1 In the instance of the submitted photo of sample board on site and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient and would be considered satisfactory for planning condition 24 of application 20/01467/B with the understanding that the sample panel shall be retained on site until development is completed or removal is approved in writing by the Department.

I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
