Planning Statement – Unti 7C Portway, Balthane Industrial Estate – 14.10.2024

Unit 7C is owned by Clawson Properties and rented out to J Clawson Ltd for internal storage and J Clawson Scaffolding Ltd to store scaffold and operate as a scaffold yard.

J Clawson Ltd our construction division has been trading from 2003. Over the years business grew and in 2012 we started renting a piece of land in Snugborough Trading Estate to house plant and materials. Then in 2017 moved into our Unit at Cooil Smithy, IOM Business Park, where our office is now, and then as the business developed and grew we needed more space for construction plant, containers, and materials storage.

We then in 2019 started our scaffold division, and rented land to trade this from. It became apparent we required our own property to house the construction plant, stock, materials and cabins and containers along with the scaffold and needed a suitable premises to trade from, so in 2021 we purchased Unit 7C Portway Balthane for this purpose. Not long after we realised we needed a further amount of land as the business grew and extended the yard area.

The inside area houses the materials, plant and stock, and the storage facility allows us to buy materials ahead of jobs to secure works ahead of ourself. The outside are houses the cabins, scaffold stock and trucks. The area to the front is generally used for parking by operatives whilst out in the trucks during the day and then when not working the truck are parked up on the yard area.

The scaffold yard is accessed by sliding gate on the West side and the internal construction area is accessed by the front door on the south elevation. The site is generally open from 7.45am to 9am in the morning for loading, and again from 3-5pm for unloading at the end of the day for scaffold operatives, though access could be required any time between 7.30am and 5.30pm in small volumes for access to construction materials.

Staff vehicles are parked at the front apron (opposite Mann Crane) whilst scaffold vehicles are out during the day. The site is attended by either scaffold operatives at the beginning and end of the day for loading and unloading scaffold wagons, or by general staff operatives during the day to collect or deliver materials for storage.

This unit and land is crucial to the operations of our businesses in the way it is set up. It also houses inside tasks when weather doesn't allow outside works, which makes a large difference to the productivity of the business.
