1.0 Description - 1.1 The proposed application 12/00904/B was approved on 01.07.2013 at committee for the demolition of former shop and erection of a dwelling to be used as tourist accommodation subject to 6 conditions one of which required submission of additional information prior to the commencement of works. - 1.2 This report is specific to Condition 6 which the applicants are seeking to satisfy. - 1.3 Specific wording of the condition as follows:

Notwithstanding the details submitted, further details of a low maintenance landscaping/hardscaping scheme shall be submitted to and approved by the Planning

Authority prior to the commencement of development. The scheme shall be implemented within 2 months of the completion of the development and maintained thereafter.

2.0 Proposal - 2.1 The applicant has submitted a hard landscaping plan which shows the use of grey paving blocks south side garden and the north side kept as grass. The paving blocks will allow any surface water to drain any and not flow onto the neighbouring footpath.

3.0 Recommendation - 3.1 In the instance of the submitted Hard Landscaping Plan and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient and would be considered satisfactory for planning condition 6 of application 12/00904/B with the understanding that the scheme shall be implemented within 2 months of the completion of the development and maintained thereafter.

I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
