### Hawthorne Cottage Church Road Maughold IM7 1AS

During the process of reglazing and reroofing the conservatory to the rear of our property the previously wooden decked area became broken and unsafe and has been removed.

The decked area has been renewed with composite decking and the area has been extended to cover the grassed area to the boundary wall of our property.

The boundary fence had also fallen into a state of disrepair, wind had blown a panel down and the remaining panels had weakened and therefore have been removed.

We would like permission to replace the wooden fence to match the gate.
The garden gate as can be seen in the photograph below measures 1.7 m and is 1.10 m wide. The application to permit the gate is retrospective, the fencing is not retrospective.

The fence will be built on top of the original existing stone wall as per the original fence which was removed when the decking was built. The fence will be at a height of 1.2 m and will be 5.3 m in length.

Our proposal requests permission to construct the fence from tanalised lollipop fencing strips to match the gate as shown in the picture below.

Planning application 24/91266/B was refused on the basis that the proposed glass balustrade fencing would have a detrimental impact upon the character of the conservation area. This application reverts back to wooden fencing which we are seeking planning permission for in this application.

Application 24/91266/B also referred to the raised position of the decking being a dominant feature which results in loss of privacy to the dwelling to the rear of our property. The proposed wooden fence will be at a height of 1.2 m therefore the decking, hot tub will be behind the fencing which will not be visible to the wider conservation area which will mitigate any privacy concerns
