Planning Application reference : 24/00776/OLA DSFX1720108356211 The above property is a 3 bedroom semi-detached property situated at the beach end of the Glen Road.

The planning proposed is to apply for additional use as holiday accommodation, we intend to have the property available for rental all year round except for a few weeks each year when we have friends/family visiting.

The property consists of 3 bedrooms - 1 ensuite double, another double and a single

We intend to use all rooms for their designated purpose.

We intend to maintain and clean the property ourselves but may on occasion employ a cleaner should we not be available for a change over. We intend advertising the property through online sites such as visitisleofman and islandescapes.

Flooding:- As per the attached flood maps the property sits in an area that is marked low level risk from surface water. The property has not suffered from flooding to date as is raised from the ground level with access via a ramp at the front of the property and steps at the rear. Although marked on the flood map (low risk) as it sits by the Laxey river it has never flooded before and being elevated should not flood in the future.

Parking:- The property has 2 parking spaces on its driveway to the rear of the property and street parking to the front.
