### Ref: Proposed Replacement of Existing uPVC Casement Windows at 3rd floor level, Jubilee Buildings, No.1, Victoria Road, Douglas, Isle of Man, IM1 2SF

### Statement

The application seeks approval to replace the 7 no. arched and 6 no. rectangular uPVC casement windows located at 3rd floor level to both the Victoria Street \& Walpole Avenue elevations.

The building is located within a Douglas Conservation Area.
The existing uPVC windows were installed around 1997 (PA 96/00035B).
The uPVC casement windows have now exceeded the end of their useful life and are not wholly weatherproof. Issues of water ingress and air tightness are making the working environment for the tenant uncomfortable, especially during the winter months.

The proposed replacement units would reflect the form and proportions of the existing units thus maintaining the existing character. The new proposed units would also be more thermally efficient than the those currently installed and fully weatherproof.

It should be noted that the proposal for the replacement uPVC windows would coincide with a planned maintenance scheme pertaining to the proposed sympathetic cleaning and general repair and maintenance of the historic building façade and refurbishment of the existing timber framed windows and doors to both Victoria Street and Walpole Avenue façades.
