Good morning, Paul. Thank you for your email. I will get the elevations and floor plans with scale over as soon as provided to us. I have attached the planning search history received from our Advocates Corlett Bolton and Co. Exceed Business Services Limited provides outsourced HR and payroll services, Service 1 We employ staff on the Isle of Man to undertake back-office work for the Exceed Group. Service 2 We undertake. Payroll and HR services for Clients. Service 3 We employ temporary workers working on assignment, predominately for Nobles, in the Isle of Man. There will be 8 full time and 1 part time employee working from the office, although we have included space so that number can increase. Our normal working hours are Monday to Friday 9am to 5pm, although on occasions staff start earlier (7am) and finish later (7pm) depending on business needs. We will always take into considerations other residents within the complex and do not fell we will be obtrusive. While no formal flood risk assessment has been produced, we are able to provide the following information, at no time has the building flooded, no other property within the square has any type of flood defence and therefore adding anything to this building would not mitigate the flood risk, the landlord/management company will not allow anything to be erected on the pathways/road around the building, we are only purchasing the leasehold. I can confirm we agree for the application to be amended to “Conversion of former bank (class 1.2) to office (class 2.1)”. Good afternoon,
Thank you for the received planning application.
Please take note of the following;

- You will need to amend the elevation and floor plan with the inclusion of the scale used for the location plan as well as metric dimensions against the floor plan. These will need to be accurate to the plans 1:100 scale.
- On the application form it mentions front and side elevations to be affected yet only front elevations have been provided. You need to provide existing and proposed side elevations of the building, metrically dimensioned and plan scale either 1:50 or 1:100.
- A planning statement is required which provides a planning history of the site, the nature of the proposed business, its days / hours of operation, staff numbers (if known) and so forth. In addition a plan list / schedule will be required which is a list of all the plans and documentation which makes up this application.
- The site is located within a flood zone and a Flood Risk Assessment (FRA) is required.

### What does a FRA need to show?

In broad terms, the purpose of an FRA is to demonstrate that the applicant has:

1. considered the presence and level of flood risk;
2. identified any existing flood risk defences/mitigation and any residual risk;
3. considered any actions to reduce the likelihood or impact of flooding occurring and identified any proposed actions within the application details; and
4. considered whether the development is likely to increase the likelihood or impact of flooding on other properties.

The above can be emailed to me.
Although the application is for a change of use there are also some physical changes to the exterior of the site. As such the proposal will need to be treated as a conversion rather than a change of use. The proposal description will need to be amended and I suggest the following;
"Conversion of former bank (class 1.2) to office (class 2.1)"
If you are in agreement with this proposal description then l'll need your acknowledgement and permission for me to amend our records.
