## Statement to accompany the Planning application.

### The Proposal

The proposal is for the replacement of the existing conservatory and to create a sunroom. This includes the removal of the internal kitchen wall to provide an open plan living space. The existing foundations of the conservatory are intended to be re-used, (on 2 sides) which the structural Engineer has confirmed are adequate for such re-use.

The existing tree to the side of the conservatory is noted. The reuse of the existing foundations limit the impact upon this limited and will cause no damage to the existing tree roots. Refer the image of the existing conservatory below.

The proposal will be extended slightly at the boundary line of the neighbouring property (the 3rd side) with the existing fencing to be partially removed. The boundary fence will be replaced with the new wall of the sunroom, the sunroom will be render finished and painted externally to match the existing.

Discussions have been held with the neighbour who agrees that this will become the new party / boundary wall at the rear of the property.

The sunroom will have a flat roof, which will include a feature glazed lantern, and surrounding parapet. The lantern will be of low profile and be of uPVC construction so as to reduce the need for access and maintained.

##### Summary

In summary, the proposal is the replacement of the creation of a sunroom in place of the existing conservatory, with internal alterations to create a modern living space.
