It is considered that there is insufficient evidence submitted as part of the application to demonstrate the need for the permanent removal of the chimney stack. 2. The removal of the chimney stack would fail to preserve or enhance the character and appearance of Drury Terrace and the Ballaquayle Road Conservation Area as a whole contrary to Environment Policy 35 of the Isle of Man Strategic Plan 2016.
