**Description:** Demolition of existing garage. Proposed 3 no double lock up garage blocks (6 garages in total) and associated hard standing turning area.

**Highway Comments:**

The site is located on a residential access lane to the rear of properties fronting Beaumont Road and May Hill. It is not considered to be road that is excessively busy.

The removal of an existing garage and the erection of 6 garages in 3 blocks will result in a more formal parking layout albeit tight in terms of vehicles manoeuvring into or out of some of the garages.

The minimum size of a garage as recommended in the Manx Manual For Roads is 6.0m in length by 3.0m in width (internal dimensions) however the proposed garages appear to be in the region of 2.7m in width which is not wide enough.

Whilst the principle of development is considered acceptable, the dimensions of the garages require amendment. The proposals are therefore no considered acceptable as they stand and refusal is recommended. **Recommendation:** Object
