### Highway Comments:

The extant use of the site as a boarding house would have generated a similar number of vehicle movements and therefore parking demand when compared to the proposed use.

The development offers two parking spaces which are significantly below the required standard of 8 spaces as set out in the strategic plan.

However, parking standards can be applied flexibly in the central locations where access to local amenity and public transport tend to reduce a reliance on the private car.

Based on the extant use and the location of the site, it is not considered there is sufficient reason for refusal on the grounds of car parking.

The proposals are therefore considered on balance to be acceptable. There are no suggested conditions. Recommendation: DNO
