TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure)(No 2) Order 2013

In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to APPROVE an application by Mrs Anne King, Ref 18/01243/B, for the Demolition of existing rear extension and erection of replacement rear extension at Ballakaneen House Andreas Road Andreas Isle Of Man IM7 4EN subject to compliance with the following condition(s) and notes (if any):

- 1. The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.

Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.

- 2. All external facing materials to be used in the development, hereby approved, shall match those of the existing building, in respect of their type, colour and finish.

Reason: In the interests of the character and appearance of the site and surrounding area in accordance with General Policy 2 of the Isle of Man Strategic Plan 2016.

This planning permission relates to the following plans and documents: -

- Drawing No.947-001 RevA - Plan, Elevations & Section as Existing
- Drawing No.947-002 - Plan Rev A, Elevations & Section as Proposed Date-stamped as having been received 08 March 2019.

-  The reasons for making the appeal; and
-  An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation.
