Highway Comments: The proposal would not change the existing site access, parking and servicing arrangements. The application shows that the proposed canopy is to protect customer goods from bad weather in an area of the site already used as a loading bay and for parking. The proposed plans show that the side elevations below the canopy would be open and provided the open sides are maintained, the proposal would not be an extension of the building floor space for storage/other uses etc. that would require an increase in site parking provision in accordance with the parking standards.

The proposal should therefore not create any new highway issues provided that side panels could not be erected below the canopy in the future to increase the building floor area without prior planning permission from a subsequent planning application. Highways request that a planning condition, or restriction on permitted development rights, is introduced to secure this is to limit the site parking demand, and ensure the existing loading/parking area is retained and could not be replaced, which could potentially create a parking/servicing problem on the site.

### Summary

Highway Services does not oppose the application subject to a planning condition to prevent the area below the proposed canopy from being enclosed to provide additional building floor space. Reason: to limit the site parking demand and to maintain the existing site parking/servicing area, the loss of which could have an adverse impact on the adjacent public highway.
