## Officer’s Report

1.0 Description - 1.1 The proposed application 22/01463/B for the sun room extension, demolition of outriggers, renovation of a barn/garage into family accommodation, and renovation of the main house was approved on 19/06/2023 subject to 3 conditions one of which required submission of additional information prior to the commencement of works. - 1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy. - 1.3 Specific wording of the condition as follows:

"C2. No development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs, have been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.

Reason: In the interests of the character and appearance of the site and surrounding area."

2.0 Proposal - 2.1 The applicant's agent have now submitted the following:

These documents contain a Schedule list, samples and technical information including colour and material for all the external materials to be used during construction as well as an elevation to highlight where they are to be used.

3.0 Recommendation - 3.1 In this instance of the submitted documents and plans and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 22/01463/B with the understanding that development shall not be carried out unless in accordance with the approved details.

I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
