In this instance of the submitted polystorm soak away data sheet, an application for the discharge of conditions, Modus Architects Mail - Conister house, percolation test and 2111_100_C LOC and SITE and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 22/01142/B with the understanding that the development shall be carried out as indicated on the approved drawings and retained as such thereafter.

## Officer’s Report

1.0 Description - 1.1 The proposed application 22/01142/B for the erection of a replacement dwelling with an attached double garage, creation of a turning area and widening of existing vehicular access was approved on 13/03/2023 subject to 2 conditions one of which required submission of additional information prior to the commencement of works. - 1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy. - 1.3 Specific wording of the condition as follows:

"C2. Prior to the erection of the new dwelling, a surface water drainage scheme and plan of drainage details has been submitted to the Department and approved in writing. The development shall be carried out as indicated on the approved drawings and retained as such thereafter.

Reason: In the interests of the character and appearance of the site and surrounding area."

2.0 Proposal - 2.1 The applicant's agent have now submitted a polystorm soak away data sheet, an application for the discharge of conditions, Modus Architects Mail - Conister house, percolation test and 2111_100_C LOC and SITE show the drainage layout for the site including polystorm soak away.

3.0 Consultation - 3.1 Manx Utilities Drainage and Highway Drainage was consulted for advice on the satisfaction of condition. The advice received on 17/08/2023, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.

4.0 Recommendation - 4.1 In this instance of the submitted polystorm soak away data sheet, an application for the discharge of conditions, Modus Architects Mail - Conister house, percolation test and 2111_100_C LOC and SITE and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 22/01142/B with the understanding that the development shall be carried out as indicated on the approved drawings and retained as such thereafter.
